How much are dues and what do they cover?
Dues are $285 per quarter. They cover exterior maintenance (median plantings, entry gates, and common landscaping), all common-area landscaping including the heritage grove, the pool and clubhouse, insurance on association common areas, and reserve contributions. Inside your walls is yours; outside is ours.
How do pool key fobs work?
Each household gets two fobs at move-in; they work May through September during pool hours (7 AM – 9 PM). Lost fobs are replaced for $25 at the office. Guests are welcome any time a resident is present — no fob-lending to non-residents, please.
What are the pet rules?
Two pets per household, leashed everywhere except inside the dog park, and waste stations are provided along every path (use them — the bench mafia sees everything). Barking complaints go to the office first, not straight to the county, so neighbors get a friendly heads-up.
When is trash and recycling pickup?
Thursdays, with glass every other week (check the calendar on this site). Carts go out no earlier than Wednesday 6 PM and back in by Thursday night — the raccoons have a standing reservation otherwise. Yard debris goes in the green carts by the Clubhouse.
